The UC Hansen Trust Property was sold in March 2015 via a Sealed Bid Offering. Dyer Sheehan Group represented the Regents of the University of California in conducting the formal marketing and Sealed Bid Offering process for the sale of the well-located residential development property in Ventura, California.

Project Description:

The University of California offered a unique opportunity to purchase a fully entitled residential development site in the City of Ventura, in coastal Southern California. The 35.80-acre University of California Hansen Trust Property is located at the SE corner of Telegraph Road and Saticoy Avenue.
All discretionary project entitlements were fully approved in 2008 and 2009, and the site was annexed into the City of Ventura.  In addition, the approved Development Phasing Plan and Parcel Map allow for development of the property in up to three (3) phases.

Fully-Entitled 35.80 Acre Site, approved for:

  • 131 Market-Rate Detached Homes
  • ±34 Market-Rate Attached Rowhouse/Townhouse Condominiums
  • ±6 acres of Public Park and Open Space
  • 20-24 Inclusionary Housing Units (on a building pad to be donated to the City of Ventura's Housing Authority)
